Despite a challenging last six months, there is still a good amount of seniors housing development — including new active adult, independent, assisted living and CCRC projects — taking place around the country.
In some cases, ground-up construction was already in motion through financing secured prior to the pandemic. In other instances, operators with access to capital have found today’s market disruption has presented an opportunity for greenfield growth — a chance to cherry pick sites that would have been ultra-competitive six months ago and to open new facilities in 18 to 24 months when, hopefully, the coronavirus will be behind us.
What hasn’t changed: favorable industry and baby boomer demographics that prompted 20,000 new seniors housing units to be added between 2016 and 2019.
